Do the new Greek Golden Visa regulations apply retroactively?

Do the new investment-hiking regulations apply to investors already in the process this year or the ones yet to initiate their applications? If I had already bought the apartment from one of the announced areas before this regulation was announced, can I now use it to apply?

No, the new Golden Visa regulations do not have a retroactive effect. Furthermore, even in the current year, a transition period is granted to investors under the condition of a notarial presales agreement's signature till 30.4.2023 and payment of 10% of the contract value.
