How can I apply for a Golden Visa using an existing property I have in Portugal?

I’ve owned a property in Aljezur for the past five years, but since I have an EU passport, I never considered applying for residency (and eventual citizenship). But now me and my family are considering relocating to Portugal entirely and I’m wondering if I can apply for a golden visa with this apartment purchase, or is it too late now?

The golden visa program allows third country nationals to apply for residency in Portugal. EU citizens do not need a residency permit to live in Portugal, although they should obtain a Certificate of Residency that would grant the change of applying for permanent residency or citizenship in 5 years.

EU Citizens do not need to apply for residency programs like Golden Visa. They have the right to reside in Portugal based on their European citizenship. The adequate process will be before the City Hall of the residency area, requesting a certificate of European Citizen Residency.

On 19 July 2023, the Portuguese parliament voted to restructure the Golden Visa program. There will be changes to what type of investment will qualify for the scheme - namely, real estate investments are no longer eligible for the program. This way, there is no possibility to apply for a Golden Visa with the purchase of property in Portugal.
