At which stage of my application for Panama’s Qualified Investor program do I need to make the investment?

I’ve heard that Panama’s Qualified Investor program will continue to offer permanent residency from the discounted $300,000 real estate investment amount till 2024. There is a sum of money I am expecting, which I am planning to invest in residency (and eventually citizenship.) My question is, how long before the expiry of the discount do I need to have the full amount available? Can I apply first, then invest the money? What are the correct steps of the process?

An applicant must first be approved as a qualified investor by the authorities, in order to file a residence application. For this, the required investment must have been made. Applying as a real estate investor allows you to apply as a property owner or as buyer, already under the process of acquiring title, by setting up a trust account, where the amount to be invested is held by a license trustee in favor of the seller. In any case, an applicant must first invest, then be approved as a qualified investor, and only then submit a residency application. If this investment is done no later than August 2024, you should be able to apply under the current threshold.

Panama's Qualified Investor Visa will require the minimum $300,000 investment (until Oct. 15, 2024) to be made in advance, after which it grants the permanent residency in an expedited procedure.
