How can I buy a house in turkey together with my brother and get residency?

My brother and I are moving to turkey. We want to rent a house together for the first year and after one year buy a house together under $250,000 and get residency. Some people say you can't get residency if you buy property together. Is that true? How can we get residency and what is the solution in our scenario?

You can apply for and obtain the residence permit by purchasing property under $250,000. You can also get residence permit via the tourism route without purchasing any property.

Although you can jointly purchase a property with your brother; such properties can be used as a ground for residency permit only for one of you since the sharing rule is for the core family only (owner, spouse, under-age children) and, therefore, two adult brothers will not be able to use the same property as a basis for residency permits.

There are several residence permits in Turkey. So, it depends on the type of permit you would like to apply for. Each requires a number of procedures. It is important that you apply for a residence permit within a month of arrival in Turkey. You need to decide the type of the permit and apply accordingly. The website of the Turkish Ministry of Interior https://e-ikamet.goc.gov.tr/ has all the necessary information.

If a foreigner who owns an immovable property demands a residence permit, that immovable property must be a house and it should be used for this purpose only. Such an immovable property which is then used to house family members also gives them the right to apply for residence permits.

You can purchase property with your brother and apply for residence permits. You may either follow the application marked for touristic purposes, or become a tenant and sign a lease agreement for the other half of the apartment and again obtain a residence permit.
