How soon can a foreign investor rent out the property used for getting residency in Portugal?

I'm interested in investing in real estate and using it as Air BnB for the period I use it for my residency process. Is there a waiting period or can I put the villa on rent as soon as I complete my residency paperwork?

    It is necessary to complete the residency process since the property will be your fiscal address. Meaning that you can not use it to Air BnB. The solution would be to have a rented house with a low lease, and another one to explore as Air BnB.

    Once the purchase of the real estate is complete, you can immediately start renting it out via AirBnB, or by means of a traditional long-term lease agreement. There is no need for you to wait for your Golden Visa to be approved by the Portuguese Foreigners and Borders Services in order to proceed with this operation.

    You can rent the property out immediately after you buy it. There is no need of getting the residence permit first.

    You can rent your residence. The initial Golden Visa will be valid for one year, after which time it can be renewed for a further two years. At the end of year three, the Golden Visa can be renewed again for a further two years; At the end of year five, applicants will have the opportunity to renew the Golden Visa again, or to apply directly for permanent residency. After five years of holding the Golden Visa and assuming that all requirements have been met, it will be possible to apply for Portuguese citizenship.
