Is there an appeals process for Greek Golden Visa denials?

I am about to buy a home in Athens and feel good about my application, but am still getting nervous. If it doesn’t get approved, is there a way to challenge the application? What are some reasons applications don’t get approved, even when the purchase requirement is enough money?

    In order for your application to get approval, there might be an issue regarding your criminal records certificate. I can see no other reason for an application not to be accepted.

    There are no reasons, really, if money is transferred directly from a foreign bank account in a local bank account. If so, then you are all set. Make sure to have a lawyer who is aware of the procedure at your side.

    In all the administrative cases in Greece you can appeal. There are applications that were not approved. Terrorism, penal problems, laundering of money or illegal behavior of the applicant may be the reason of a rejection of the application.

    The main issue with Golden Visa issuance is referred to accepted payment ways, according to the law. Following a circular issued by the ministry of migration policy 23388/24/07/2018, it was clarified that in order to be entitled to the Golden Visa resident permit, the acceptable payment methods of the purchase price according to the Article 20 Law 4251/2014 are only two. First, the funds must enter through a bank transfer from your bank account outside Greece either to your Greek bank account and following by bank transfer to the seller’s Greek bank account. Second, the funds must be paid through the issue of crossed bank checks on the seller’s name. On the contrary, the payment of acquisition price through POS (credit, prepaid or debit cards) is not an acceptable form of payment. Law 4587/2018 has also recently been voted that explicitly states that only the above mentioned two payment methods of a purchase price are accepted in the framework of the Golden Visa. It’s better to appoint a serious legal or consultancy company to assist you efficiently in the whole process. The process is simple and clear and you don't have any reason to worry about if the steps will be followed professionally. In any case, you have the ability to ask for the re-examination of your application under a specific legal procedure.

    You should mainly take care to pay the seller by your own bank account by bank transfer or crossed bank check.
