What kind of properties are eligible for Greek Golden Visas?

I have read about properties near Greece’s borders not being eligible for Golden Visas. Why is this the case? What about a home in Alexandroupoli? Is that far enough from the Turkey-Greece border? Are there any exceptions to the rules?

    There are some properties near Greece's border lines that require the granting of a license by the Greek state to be eligible. Alexandroupoli doesn't need need that kind of license to be eligible.

    It is noted that for the acquisition of property by third-country nationals in all of Greece's border areas requires special permission from the Greek Ministry of Defense. The procedure is typical, however, and lasts about two months.

    Alexandroupoli should be fine. The law concerns properties very close to borders.

    Please be aware that all properties may be accepted except for some regions near borders, according to ongoing legislation. It is also depending on the kilometer distance from those. So you will first need to find the property you are interested in and then check if is included in the exception criteria.

    As far as the law is concerned, any property within the boundaries of Greece at the price of 250,000 euros in total would render the investor eligible for a visa. To this day and to my experience, I have no knowledge of "restricted properties."

    According the related Greek laws in force, a property purchase in areas within the Greek territory characterized as borderlands is not forbidden for foreigners, individuals or legal entities. But a special procedure should be followed to issue the prior governmental permission. For this reason, if a third-country national wishes to purchase a property in an area characterized as borderlands, including Evros (Alexandroupoli), he/she should first request the lifting of the ban for the border regions along with their application, which should clearly state the intended use for the property. The decision to lift the ban is made by the Minister of Defense following the submission of an application; it should take place before the property purchase contract. In any case, since this procedure takes time, perhaps you should take into account to invest either in Athens or Thessaloniki as options for more investment opportunities.

    Theoretically, all properties are eligible. But properties near the border require extra formalities and authorizations, which most of the time are time-consuming.

    According to the pertinent provisions of the Greek law, any foreigner who wants to proceed to a purchase of property in certain Greek areas that are characterized as borderlands has to be granted permission by the Greek government beforehand. This restriction is not related only to Golden Visa but it is a more general one, and it has to be connected with the importance of the borders for any country. Alexandroupoli is included in those areas characterized as borderlands.
