How can I choose the specific property I want to invest in for Turkish citizenship?

I want to move to southern Turkey and apply for citizenship through the real estate pathway. I already have family members settled in Marmaris. As long as it fits the $400,000 limit, can I just choose the house I will purchase in a specific area? At what stage of the application can I actually move in? Are there specific requirements for the property? Does the investment have to be made through a development company, or can I buy the house from a friend or acquaintance?

    There are certain criteria to be considered before buying property in Turkey for “Exceptional Turkish Citizenship by Investment Programme.” A person invests significant funds and therefore, it is advised to understand the entire history of the property, as well as take into account all possible risks in the event of its further use or sale and conflicts that arose with this property via due diligence. There must be a municipality in the region where the property is located, and the property must be located within its bounds. Also, the act regarding Military Prohibited and Security Areas can be an impediment and therefore restrict the acquisition of property by foreigners if the property is located within a particular distance of military sites or strategically important areas. Properties transferred to a Turkish citizen or legal identity after 12.01.2017, and subject to acquisition of Turkish citizenship through sale or preliminary sales contract, should not have any registry in the name of the foreign citizen who acquired citizenship for his/her spouse, child, or another foreign citizen of with the same nationality. According to the relevant regulation, a property appraisal report must be prepared for the appraisal of the property to be purchased for the acquisition of citizenship. These reports shall be obtained from appraisal entities. If the required conditions have been satisfied, after carrying out necessary searches and checks for the abovementioned requirements, the relevant Land Registry Office issues a proof of ownership, which is called ‘Tapu’. After purchasing and obtaining title deeds directly from the owner or from a developer, in your name, you become an owner of a property based on the same rights as Turkish property owners.

    You may choose the property yourself, however, it would be wise to engage lawyers and real estate brokers in order to make sure beforehand that such property is eligible for sale to foreigners and also satisfies the minimum value required for the conformity of the CBI process. There are no specific requirements for the property to be purchased and you can move in anytime available that again has nothing to do with the CBI application. Finally, you do not need to purchase the property from a developer, you can purchase it from anyone.
