Are properties anywhere within Greece eligible for Golden Visas?

I have a property in mind that I want to purchase near the Greece-Macedonia border. But some real estate agents have told me that properties near Greece’s borders are ineligible for Golden Visas. Is this the case? Why? Are there areas I should avoid?

Ιn all of Greece, you can buy property. There is no geographical restriction. Each broker is not a lawyer to know the laws.

There are restrictions on properties located in border regions. It should be noted that border regions are defined as the prefectures of the Dodecanese, Evros, Thesprotia, Kastoria, Kilkis, Lesvos, Xanthi, Preveza, Rodopi, Samos, Florina, Chios, and the islands of Thera and Skyros. There is also the former regions of Nevrokipi in the former prefecture of Drama; Pagoniou and Konitsas in the prefecture of Ioannina; Almopia and Edessa in the prefecture of Pella; and Sintiki in the prefecture of Serres. Individual or legal entities, which are affected by the restrictions above, can request the lifting of the ban for the border regions, along with their application, which should clearly state the intended use for the property. The decision to lift the ban is made by the minister of defense, following the submission of an application. The related decision is a prerequisite for the acquisition contract of the property. So it is not an issue of ineligible areas. The procedure should be followed requires additional permission and time.
