How does the year-long period work for Greek Golden Visas?

I am curious as to the application process for the visa. I read that I have to buy the home first, then I am allowed to have a one-year stay before the application is approved and while it is being processed. How does this one-year waiting period work? Are there any restrictions during my time, and can families come as well? Is it the same kind of period as when Golden Visas are approved?

You need to buy the property first and then you apply. During your time after the application for the Greek Golden Visa, you are not allowed to work in Greece. Family members included in the application could come along. It is the same kind of period as when the Golden Visa is approved.

Please be aware that the only typical perquisite is to obtain a property of at least 250,000 euros. The application process takes some time due to the high volume of petitions. So the one year waiting is about the time needed for the petition to be confirmed by the official authority. In the meantime, you don’t need to stay to the country.

The procedure regarding the issuance of permanent residence permit is the following. First, an entry visa, that is, legal entry in the country, is necessary to be issued and proceed to the next steps. Any third-country citizen who has entered the country legally holding a visa of any type, even tourist type C, has the right to apply for a resident permit. Second, after the acquisition of the property, an appointment is arranged with the competent authority for the submission of the residency application file of the main investor and his/her family members too, either with the presence of the applicants at the same time or only by your authorized lawyer. If the application is filed by an appointed attorney, in the absence of the interested investor and his family members, then written notification will be given for the applicants to define a specific date for submitting his biometric data, required for the issue of the resident permit, in consultation with his attorney, so that this date is convenient for the applicants within six months from the time of application and, in any case, before the lapse of one year. The authorities receiving the application will issue a confirmation (blue card) that the application has been successfully submitted, provided that all the necessary documentation has been submitted with the application. This confirmation is a temporary resident permit, valid for one year. It constitutes an evidencing document until the resident permit is issued. Third, in two months max of the period after the submission of the files and biometric data, the permanent residence permits are issued. The third-country citizen who has submitted an application and received the confirmation receipt described above can reside legally in the country for the duration of the confirmation receipt (one year). The holder of the confirmation receipt is entitled to the benefits of the resident permit that they have applied for. Hence, they can proceed with any legal transaction regarding their investment and can transact with all the relevant authorities.
