Provided the real estate fulfills the legally foreseen criteria for eligibility (amounts paid and their origin, location of the real estate, among others), it is possible for you and your wife to submit an application for a residence permit under the Golden Visa program, even if the real estate was bought a few years ago. As the program is coming to an end, we would suggest for all necessary documents to be taken care of as soon as possible, since there won’t be any chance for new applications to be submitted once the Government’s law project is approved and comes into force.

How can we apply for a Golden Visa in Portugal through an existing property before the program closes?
My wife has property in Portugal and since we already have visa-free access to Portugal, we hadn’t considered doing a golden visa. But when it was announced golden visas would stop, we thought it may be good to catch it before it’s gone, so now we have the property that was bought in 2018 and we’re interested in starting the process. Can we still do that seeing that the property was purchased prior to the decision to end the golden visa?

It is still possible to file the Golden Visa application with a property already purchased. It is important to confirm the eligibility of the property under the current law and to organize the proof of acquisition and personal documents in order to file the complete application.

It’s possible to apply for the Golden Visa with a property bought in 2018, however, you need to confirm that the property fulfills the investment requirements for the Golden Visa.
