How does the rental property option work to earn residency in Malta?

If I want to apply for residency through the route of renting property for 16K euros a month, do I have to have already rented the property before applying and signed a lease? Or could I show proof of funds while applying so I can visit Malta often to make my decision on which property to rent?

Securing a residential property in Malta is only required upon final the approval of a Malta Permanent Residence Program application. Applicants are free to visit Malta to choose their Maltese homes before or after the final approval at their convenience.

You usually rent a property when you come for the biometrics appointment. But, no need to worry, since we would assist you in finding an appropriate property.

To apply for the MPRP Programme, you need to rent a property for 10,000/12,000 euro per year (depends on region of Malta/Gozo) after having received a letter of approval in principle.
